Fully equipped villa style property. A HEATED 9 x 5m pool has been installed. This is can be heated for the cooler months if required. Its is alarmed according to French EEC regulations for small childrens safety. The pool is 1.8m deep ideal for adults and older children. For younger ones there is a blow-up splash pool. A beautiful secluded spot with shaded areas for respite from the sun. This property ia a lovely home from home. |

The large lounge has an inset wood burner for cosy winter months. The house is also centrally heated. An outside verranda surrounds the house and there are doors leading onto to this from the lounge and kitchen. This gives the house a lovely open and sunny aspect. Large double doors open off the lounge onto the pool and terrace area, a lovely place to enjoy an evening meal. |

The property will comfortably accommodate 6+1 people in 1 double and 2 twin bedrooms. There is also a folding bed for an additional child. There is 1 bathroom with shower over the bath and 2 WCs. The garden is enclosed and their are electric gates on the main entrance. High standard of fixtures and fittings as well as DVD, English Satellite TV, and Dishwasher. There is a seperate utility room with a washing machine and dryer. High speed internet access is available. |

The house is surrounded by gardens and there are mature trees providing plenty of shade in the summer months, and space for children to explore. |

There are lovely open views across the valley from the front of the property. There rear is surrounded by trees affording it real privacy. Main shops can be found 3kms at Villereal. This is a lovely location but with easy access to facilities. |
| The historic walled town of Issigeac is only minutes away by car. There are markets several days of the week in the local towns. |  |

Villereal has plenty of facilities: bars, restaurants, two supermarkets, doctors, pharmacies, various bakers, butchers, hairdressers, newsagents and a good local pottery shop. If you want to fish the leaflet "La Peche en Villerealais" describes what fish can be fished, with a map and details of the licences you can buy . Villereal is located in the northern part of the Lot-et-Garonne department. |
